The Assessor's Office is assigned the task of appraising, or valuing real and personal property at fair market value for tax purposes. The City Assessor does not set, nor collect taxes.
The City Assessor has three major duties:
  • to discover
  • to list
  • to value all taxable property within the jurisdiction of the city.

Appeals

Once the assessment roll affidavit is signed, the values can only be changed by the local Board of Review, an appeal to the Wisconsin Department of Revenue, or through litigation.

Statutory Authority

Assessed values are established as of January 1 according Chapter 70 of the Wisconsin Statutes, and each tax assessment is absolute.

Staff Certification
Wisconsin Laws, Chapter 39 (1975) define criteria for staff certification. Employees must be state certified to legally perform described duties. Of 1,849 jurisdictions in Wisconsin, 52 require the state's Assessor II certification, including the City of Wauwatosa.
