The City of Wauwatosa’s Community Development Authority has officially closed on the land transfer agreement with Brookfield Properties for the parcel at Mayfair Mall, marking a major milestone in the site’s redevelopment. Brookfield Properties will subsequently transfer the property to SCHEELS, paving the way for the nationally recognized sporting goods retailer to establish a new anchor location in Wauwatosa.
The Wauwatosa Design Review Board approved SCHEELS’ exterior plans in late 2025. The forthcoming store is expected to bring significant economic activity, new visitors, and expanded retail options to the region. The 210,000-square-foot destination will undergo a full renovation and expansion, with plans to open in 2027. Once complete, SCHEELS will offer Wisconsin’s largest selection of sporting goods, footwear, and fashion.
With the land transfer now complete, SCHEELS is anticipated to submit a full site plan and building permit applications in 2026. These steps will initiate a city staff review process ahead of construction.
“This milestone shows the strength of a true public–private partnership,” said Development Director Mark Hammond. “When the City, Brookfield Properties, and SCHEELS work toward a shared vision, we can unlock the kind of investment that moves an entire district forward. SCHEELS will be a major anchor for Mayfair’s next chapter.”
The redevelopment is part of a broader vision for the Mayfair site. In addition to the SCHEELS project, separate plans call for approximately 900 new housing units over the next decade at the south end of the property. Additional updates will be shared as the project advances through the City’s review process.
