What we do

We utilize planning practices to oversee the orderly development and redevelopment within the City of Wauwatosa.

Some responsibilities related to this objective include:

• Creating and implementing the Comprehensive Plan and other City Area Plans.
• Managing and implementing the Zoning Code (Title 24), including.
• Processing and reviewing zoning permits (Plan Commission items) and Board of Zoning Appeal applications.
• Property search tool to check zoning. 
• Provide Historic Preservation Commission staff support.

City Comprehensive Plan

A comprehensive plan was adopted in 2025. It details the vision of the city and outlines steps to achieve that vision. The comprehensive plan guides future decisions regarding:

• Land use
• Infrastructure
• Zoning
• Overall city character

 Zoning Verification Letter

A letter can be requested by applying for a Zoning Verification Letter under “Plans” via the Wauwatosa Self Service portal (https://services.wauwatosa.net/EnerGov_prod/SelfService#/home) and paying the $175 application fee. Please attach a zoning letter template to the application. Verification letters are typically completed within two weeks of submission and payment.

Applying through the portal requires registering for an account and paying by credit card. Please see the Permits website (Wauwatosa.net/permits) for additional information about the portal including registration instructions. Contact Planning staff if you cannot apply thru the portal or pay by credit card.
